The Real Estate Portfolio Specialist oversees regional real estate acquisition activities, including, management of property portfolio, real estate brokers, and communications. Develops and maintains strong relationships with local real estate brokers to ensure the delivery of quality results that are on time, on budget and that meet stakeholders’ objectives. Serves as a liaison between the Real Estate Development Team, Real Estate Brokers and Regional Vice-Presidents (RVPs).



  • Determines region’s need for additional purchase/ lease space (store, office, warehouse or land). Collaborates with stakeholders to determine real estate strategy, including but not limited to, property requirements, ideal locations and budget parameters.
  • Initiates and oversees property/ site selection process in collaboration with real estate brokers and RVPs. Compiles a selection of viable options for acquisition. Attends site review meetings to analyze, evaluate and select appropriate properties.
  • Conducts site visits/ inspections of potential properties along with brokers and RVPs to ensure they meet parameters/ requirements/ standards. Provides summary of site visits including property feasibility and local market perspective/ conditions; recommends properties/ sites for final selection along with pricing strategy.
  • Presents final selections to Real Estate Construction team to initiate technical site evaluation and commence negotiations. Represents the company at Planning and Zoning meetings to promote our value proposition to the local communities. Emphasizes company’s mission, values, jobs/ careers, and educational/ leadership opportunities.
  • Conveys final decisions and pricing strategy to brokers; monitors negotiations. Provides status of property/ site acquisitions to stakeholders.
  • Develops and maintains strong relationships with existing real estate brokers. Interviews/ retains new brokers for new/ expanding markets.
  • Tracks and updates properties’/ sites’ status via Real Estate Management System (TRIRIGA). Promotes the utilization/ optimization of systems technology to relay real time updates and decisions. Encourages RVPs to utilize system to grow their regions responsibly.
  • Stays current on the latest industry technologies, trends and communication strategies.
  • Assists employees, vendors or other customers by answering questions related to real estate acquisition processes, procedures and services.
  • Completes work in a timely and accurate manner while providing exceptional customer service.
  • Frequent Travel required.
  • Other duties as assigned.

Job Requirements


  • This position requires a minimum of five years of commercial real estate, commercial property management or related experience.
  • Company store or retail experience is strongly preferred.
  • Collaboration, facilitation and negotiation skills are necessary.
  • Must demonstrate strong attention to detail.
  • Must possess strong organization skills, including the ability to multi-task and manage multiple projects to meet various deadlines in a fast-paced environment.
  • Demonstrated ability to communicate across all levels of the organization, present complex ideas concisely and clearly articulate ideas verbally and in writing is necessary.
  • Experience developing, managing and enhancing professional relationships is necessary.
  • The ability to work efficiently and accurately under pressure, meet deadlines, present a professional demeanor and work well independently is essential.
  • Advanced proficiency with Microsoft Office, including Word, Excel and PowerPoint are required.
  • Customer service skills including the ability to manage and respond to different customer situations while maintaining a positive and friendly attitude is essential.
  • In addition, troubleshooting, organizational and problem-solving skills with a can-do attitude and the ability to adjust to changing requirements are essential.
  • Maintaining confidentiality, treating others with respect and upholding Company values are key attributes.


Educational Requirements:

This position requires a bachelor’s degree in business, finance, real estate property management or related or equivalent work experience.


Work Days:

Normal work days are Monday through Friday. Occasional Saturdays and Sundays may be necessary.


Work Hours:

Normal work hours are 8:00 a.m. to 5:00 p.m. Additional hours may be necessary.
