Head of Construction & Development

In collaboration with Executive Leadership, the Head of Construction & Development oversees and manages the timelines, budgets, resources and success of all development projects at Discount Tire. The VP of Development will lead and manage the Development and Facilities departments.
Responsibilities:
- Coordinates site planning, due diligence, entitlements, cost estimating, budget preparation, design development, project management, preconstruction, construction, administration and facility maintenance activities.
- Proposes innovative insights and direction to key stakeholders, including but not limited to, development, design, construction, analysis, and investment to meet operational demands.
- Collaborates with top executives to help leaders make key strategic decisions in order to develop a strong real estate portfolio across all aspects of the development process.
- Lead, coach, and manage the development, construction and facilities teams to ensure top performance of all team members and achieve desired results while finding efficient and effective solutions that create overall organizational value.
- Develops budgets for new construction, maintenance, and remodels that are presented to stakeholders for funding.
- Develop project financial reporting methods to ensure budgets, commitments, and expenditures are tracked up to date and that correct reports are being communicated.
- Responsible for all business facets of the construction, development and facilities departments including but not limited to employee hiring and retention, budgeting, construction operations and maintenance of our existing facilities.
- Track decisions and progress connected to a multi-year strategic plan.
- Oversees contractor negotiations to ensure the company’s goals are achieved and the best value is recognized.
- Builds and maintains beneficial contractor and consultant relationships in order to meet department goals.
- Prepares and presents findings and recommendations to key stakeholders and management to influence business to act.
- Works collaboratively across departments to identify and resolve risks, conflicts and challenges, recommends resolution and implementing process improvements.
- Responsible to maintain a culture of teamwork, transparency, and accountability consistent with the company’s mission.
- Stays current on the latest industry technologies, trends, and strategies; brings forward solutions and serves as a Trusted Expert.
- Travel required 5-10%.
- Other duties as assigned.
Qualifications:
- This position requires a minimum of ten (10) years of commercial real estate development and construction industry-related experience, including a minimum of three (3) years in upper management.
- Experience in reporting, analytics or business insights is preferred.
- Proven track record of process improvement, building operational excellence and leading organizations through change.
- Experience analyzing data to solve a wide variety of complex business problems.
- Strong project management, interpersonal, management and organizational skills.
- Able to work in ambiguous situations and respond flexibly to changing circumstances, priorities, and time constraints.
- Advanced skills in Microsoft Office, including Word, Excel and PowerPoint are needed.
- Expert ability to communicate across all levels of the organization, present complex ideas concisely and clearly articulate ideas both verbally and in writing is necessary.
- Knowledge in business process and shared service functions (operations, finance, product, etc.) in a corporate structure.
- Excellent interpersonal skills with the expert ability to develop strong relationships with key members of both internal and vendor teams.
- Demonstrated business acumen with an expert knowledge and understanding of business issues, priorities, goals, and strategy is necessary.
- Must be highly organized, extremely detail oriented with strong leadership experience.
- Maintaining confidentiality, treating others with respect and upholding Company values is a key attribute.
- Ability to perform in a fast-paced, goal oriented, and time sensitive environment.
- The ability to drive organizational transformation; communicates openly and builds consensus with stakeholders.
Educational Requirements:
- Bachelor’s degree in a related field
- Master’s degree or MBA is preferred
