Under minimal supervision, Senior the Market Strategy Planning Analyst supports real estate and enterprise market strategy by leading advanced geospatial analytics and delivering strategic, data-driven insights to influence market planning, site selection, trade-area evaluation, and real estate portfolio decisions. This role is responsible for designing and executing complex spatial analyses, developing scalable GIS tools and frameworks, and ensuring the integrity and usability of geospatial data across the organization. As a senior contributor and subject matter expert, this role partners closely with Real Estate, Strategy, Analytics, and cross-functional teams to translate sophisticated spatial findings into clear, actionable recommendations for leadership. The Market Strategy Planning Analyst Sr also serves as a technical mentor, helping elevate geospatial capabilities and analytical best practices across the enterprise.
Essential Duties & Responsibilities:
- Lead and manage complex geospatial datasets and analytical workflows to support market prioritization, trade-area planning, site selection, and portfolio optimization initiatives.
- Design and deliver advanced geospatial models and analytical solutions, including demand modeling, market potential forecasting, cannibalization assessment, and competitor/coverage analysis.
- Develop executive-level dashboards, maps, and visualizations that clearly communicate market dynamics, customer behavior patterns, and strategic opportunities.
- Drive strategic market evaluations by conducting sophisticated spatial analysis and consumer behavior studies to identify growth opportunities, market risks, and optimization strategies.
- Partner with Real Estate and Strategy leadership to translate business goals into analytical requirements and guide decision-making through data-backed recommendations.
- Serve as a GIS and geospatial analytics subject matter expert, providing consultation, guidance, and technical leadership to project teams and stakeholders.
- Translate highly technical analysis into business-relevant insights, influencing decision-makers at all levels and supporting enterprise priorities.
- Establish and enforce GIS data governance and quality standards, ensuring consistency, accuracy, and reliability of geospatial tools, datasets, and deliverables.
- Evaluate emerging GIS methodologies, tools, and platforms, and recommend improvements that enhance scalability, automation, accuracy, and speed-to-insight.
- Lead complex, multi-project analytics support across strategic growth initiatives, including expansion planning, portfolio optimization, and long-range market development.
- Mentor junior analysts and peers, promoting analytical best practices, technical upskilling, and standardized workflows across the team.
- Independently prioritize and manage multiple high-impact projects, ensuring deadlines are met and deliverables align with stakeholder expectations and business priorities.

Qualifications:
- Minimum of 5-7 years of experience in a retail or commercial geospatial analytics environment.
- Proficiency with GIS platforms and tools (e.g., Esri, ArcGIS, Placer.ai, or similar).
- Strong analytical and problem-solving skills, including experience with spatial analysis, demand modeling, and consumer behavior analytics.
- Demonstrated ability to manage large datasets and develop clear, impactful maps and data visualizations.
- Working knowledge of scripting or analytical languages such as Python, R, or similar.
- Understanding of market planning, retail site selection, and real estate strategy.
- Familiarity with business intelligence and visualization tools (e.g., Power BI, Tableau).
- Experience with predictive modeling and advanced spatial analytics is preferred.
- Excellent written and verbal communication skills, with the ability to translate technical insights for non-technical audiences at all levels of the organization.
- Proven ability to work independently, collaborate cross-functionally, and manage multiple priorities effectively.
Educational Requirements:
- Bachelor's degree in GIS, Geography, Data Analytics, or a related field, or equivalent professional experience.
- Professional certifications are a plus.
Work Days:
Normal work days are Monday through Friday. Occasional Saturdays and Sundays may be necessary.
Work Hours:
Normal work hours are 8:00 a.m. to 5:00 p.m. Additional hours may be necessary.
