As a contributing member of the Real Estate Department, the Real Estate Portfolio Specialist oversees a real estate portfolio within their territory to achieve company objectives for new stores and relocations.  This role works closely with regional team members, design and construction project managers, legal counsel, finance, brokers and developers to ensure that all locations meet internal stakeholders’ objectives. 

 

Essential Duties & Responsibilities:

  • Maintains a pipeline of real estate sites within their territory that meet company objectives.
  • Research and evaluate trade areas using demographic data, traffic patterns, competitive landscape, and site attributes.
  • Conduct site performance analysis and prepare timely recommendations for senior leadership.
  • Track and report site status to ensure transparency and alignment across stakeholders.
  • Accurately projects timelines and annual growth goals to internal stakeholders to ensure accurate revenue projects and timely preparation of operations.
  • Partner with Construction & Real Estate teams to deliver a comprehensive growth and asset management strategy.
  • Tracks and closely monitors real estate deal progression throughout the real estate lifecycle.
  • Collaborate with stakeholders to identify, prioritize, and pursue high-potential locations that meet property, budget, and strategic requirements.
  • Conduct property inspections with brokers and internal stakeholders; provide feasibility assessments, pricing strategies, and local market insights.
  • Build and maintain strong relationships with real estate brokers, ensuring alignment on best practices and performance metrics.
  • Presents sites for final approval to the Executive Review Committee, which includes the company Chairman, CFO and other stakeholder executives.
  • Maintain accurate site records in the Real Estate Management System (TRIRIGA) and promote system adoption for real-time updates.
  • Stay current with industry trends, market intelligence, and emerging technologies.
  • Provide support to internal stakeholders, brokers, and vendors by answering questions and guiding them through acquisition processes.
  • Deliver high-quality work with exceptional customer service while meeting deadlines in a fast-paced environment.
  • Travel frequently to evaluate markets and properties.
  • Perform other duties as assigned.

 

Qualifications:

  • Experience: 5–7 years of commercial real estate or related field; retail acquisitions or brokerage experience strongly preferred.
  • Technical Skills: Advanced proficiency in Microsoft Office (Word, Excel, PowerPoint); experience with Esri, Neustar, Placer.ai, Adobe, and TRIRIGA strongly preferred.
  • Analytical Skills: Strong ability to assess trade areas, analyze site performance, and develop data-driven recommendations.
  • Communication Skills: Skilled at presenting complex ideas clearly, both verbally and in writing, across all levels of the organization.
  • Collaboration: Proven ability to build, manage, and strengthen relationships with internal teams and external partners.
  • Organizational Skills: Ability to manage multiple projects, prioritize effectively, and meet tight deadlines with accuracy.
  • Problem-Solving: Strong troubleshooting skills with a proactive, solution-oriented mindset.
  • Professionalism: Ability to work independently, handle sensitive information confidentially, and uphold company values.
  • Customer Service: Positive attitude with the ability to adapt to different stakeholders and situations.
  • Attitude: In addition, troubleshooting, organizational and problem-solving skills with a can-do attitude and the ability to adjust to changing requirements are essential.

Educational Requirements:

This position requires a bachelor’s degree in business, finance, real estate or equivalent work experience.

 

Work Days:

Normal workdays are Monday through Friday. Occasional Saturdays and Sundays may be necessary.

 

Work Hours:

Normal work hours are 8:00 a.m. to 5:00 p.m. Additional hours may be necessary.
